Negotiate Rent on Your Next Apartment in Dallas
January 23rd, 2010Yes, negotiating rent with apartments is possible. Many renters don’t know this, and therefore leave money on the table. Keep in mind that many Dallas apartments run weekly or daily specials. Rather than dealing with each renter on a case by case basis they will break specials down into two or three categories.
1) Free Rent
Many apartment communities offer 1 or 2 months of free rent on longer term leases that usually have a term of 12 or 13 months. If you choose to lease an apartment home for 6, they will generally take the special off the table. If you can rent for 12 months or longer it would be in you best interests as you would save money in the long run.
2) Administration Fees
Apartments will use this as a negotiating bargain to. These types of fees can range from $125 and higher. Many times if you put down your deposit and application on-site after your tour, they may waive the fee. What is this fee for? It just goes to the bottom line for the apartment home. And yes, there is usually an application fee too. Apartment communities will play with the administration fees in order to motivate you to sign a lease quickly.
3) Extras
Many Dallas lofts apartments will also throw in other goodies like free I-Phones or flat screen televisions too. We are seeing this more and more as apartment vacancies continue to tick upward. This can be a great incentive if you really like the apartment home. But a new phone won’t keep you happy if you don’t like where your living.
If you are still not happy with what the apartments are offering you, ask them if they can do any better. Let them know that there are some other Highland Park apartments that you really like, but they are a little cheaper. You will see very soon if you have any wiggle room for negotiating.
