Many renters contact us and state that they are having a difficult time finding an apartment home that will approve their application. Although it is unfortunate some renters have such a stressful time, there are always 2 separate items that will automatically disrupt any chance in the approval of your application. Remember the rules are normally set by the owner or the management company. The leasing agent has no say so whether your not approved.
Broken Lease or Eviction
If you moved out early and did not live of to the expectations of your lease contract, a broken lease may appear on your credit. This item will leave a black mark on your credit report, and unless you take the necessary steps to clean it up, will always follow you around as you attempt to lease another apartment home.
If you have a broken lease and remedying the situation is not an option for you, you might want to attempt to lease a private duplex or community where you can avoid a background check.
An eviction is actually worse, and will do you more harm.
Felony or Misdemeanor
Apartments don’t want to develop a reputation of allowing felons to lease at the apartment community. If residents got wind of this, they probably would move out in droves. This would not be good business for the community. This is why the majority of the newer apartment communities will not lease to a felon. If you have a felony you may have to lease from an older apartment community.

And in a tougher economy where it is a little harder to obtain a loan for a home, apartments might be the right choice for you.

Community Amenities
In newer Dallas apt communities, developers usually have provide a resort style pool with a cabana. On top WIFI is usually free and made accessible to everyone. So many tenants at the community will normally bring their laptops and other wireless devices and lay out by the pool.
State of the art fitness centers are usually the other big draw in apartments around Dallas. Many residents drop their gym memberships as the gyms at their apartment homes provide all that they need. From free weights to cardiovascular equipment like treadmills and elliptical machines, there is usually something for everybody.
Many communities also allow residents to take advantage of on-site personal trainers which is a nice option.
Apartment Interiors
Inside the apartment homes, there are usually several upgrades including hardwood flooring, high ceilings, upgraded carpeting too. Many Dallas Uptown apartments showcase island style gourmet kitchen complete with granite counters and stainless steel appliances. The kitchen is one of the most widely used rooms in the home and are upgraded rightfully so.

Yes, negotiating rent with apartments is possible. Many renters don’t know this, and therefore leave money on the table. Keep in mind that many Dallas apartments run weekly or daily specials. Rather than dealing with each renter on a case by case basis they will break specials down into two or three categories.
1) Free Rent
Many apartment communities offer 1 or 2 months of free rent on longer term leases that usually have a term of 12 or 13 months. If you choose to lease an apartment home for 6, they will generally take the special off the table. If you can rent for 12 months or longer it would be in you best interests as you would save money in the long run.
2) Administration Fees
Apartments will use this as a negotiating bargain to. These types of fees can range from $125 and higher. Many times if you put down your deposit and application on-site after your tour, they may waive the fee. What is this fee for? It just goes to the bottom line for the apartment home. And yes, there is usually an application fee too. Apartment communities will play with the administration fees in order to motivate you to sign a lease quickly.
3) Extras
Many Dallas lofts apartments will also throw in other goodies like free I-Phones or flat screen televisions too. We are seeing this more and more as apartment vacancies continue to tick upward. This can be a great incentive if you really like the apartment home. But a new phone won’t keep you happy if you don’t like where your living.
If you are still not happy with what the apartments are offering you, ask them if they can do any better. Let them know that there are some other Highland Park apartments that you really like, but they are a little cheaper. You will see very soon if you have any wiggle room for negotiating.
